When to Hire a House Inspector – Radio Interview with Rich Peterson

This morning I was interviewed by the masterful interviewer, Rich Peterson (KROC Radio 1340 AM, Rochester, Minnesota), about my book “Turn Your Home Into a Rental House Instead of Selling It!”

I was also on Rich’s show a couple of years ago to promote my earlier magnum opus “Fix em Up Rent em Out.”

Today, Rich asked the question,

“Does the city have to  inspect a house before you can rent it out?”

My answer was,

“No the city doesn’t do inspections unless you have constructed a guest house, or added or room, or make some major modification to the property. You must comply with building codes, but if you don’t make any changes, the city is not involved.”

When to Hire an Inspector

While there is not need for the city to do an inspection, prior to purchasing a new home, it’s critically important to hire your own inspector to make sure that everything is “operational” in the house that you want to purchase.

Usually, the owner has to fill out a “disclosure” form that informs you of any existing problems that the house has, that he or she is aware of . Sometimes, owners will have a report available by an inspector that they hired to inspect the property.

Even in that case, you still need to hire your own inspector. It may sound like a case of “dueling inspectors,” but I like to have a report written by the guy that is representing me, not the guy who is representing the seller.

Hiring a good inspector is especially important when you are purchasing a foreclosed property, where there is usually no owner present. Then, the only thing you have to make your decision about the condition of the house is the inspector’s report.

Prior to my interview with Rich, I was listening to his radio show and I learned that the first basket scored in the NBA was by Oscar “Ossie” Schectkman, who recently passed away at age 94.

I also learned:

1. Staying too long with the same company. Employers wonder why you haven’t changed.

2. Being too good at something you don’t like doing, because you’ll be hired to do it more and more.

3. Keeping your mouth shut. You should tell supervisors before they make mistakes. You may get fired, but improves your status under point #1.

4. Putting in a recommendation for a friend. If the friend is a failure, it reflects badly on you.

As Rich Peterson says, “We’ll’ see you down by the riverside.”

I was interviewed by the engaging, master radio host, Ron Ross of WJBC 1230 AM in Bloomington, Illinois this morning.

I talked about how to turn a home into a rental property, including:

– how to do the financing

– getting good tenants

– taking advantage of tax breaks

– and preparing the old house to rent.

Before the show I heard Ron going through the news and he said that ratings were so bad at CBS that Katie Couric was showing up to work in sweat pants, a tank top and a ball cap too.

So, during the interview, I mentioned that one of the advantages of working with rental properties was, like Katie Couric, I can show up to work in sweat pants and a ball cap.

William Nickerson – real estate better than stocks

William Nickerson, in his book How I Turned$1,000 into Three Million in Real Estate – in My Spare Time, said “you success with real estate properties is enhanced because you can retain control of it.”

Many people have made money in stocks, but they relinquish control of their money, except when to buy or sell.

When investing in real estate properties, you can retain personal control in all stages of the selection, operation and improvement of your investments. You are the captain of your own ship.

How to Find Tenants

Here is a recent email that I received from someone who is taking my 7-Week email course, and my response:

Dear Terry,

We bought one fixer upper but are having trouble renting it — any ideas of good places to advertise for a tenant?

Hi Jean,

Let me suggest a few techniques that that have worked for me:

1. Place several small For Rent signs on all nearby streets, especially the major intersections. If you get a sign with an arrow on it, you can point the arrow in the direction of your house. I buy the signs at Home Depot or Lowe’s.
2. Hold an “open house” on Saturday and Sunday. People driving by can come in and look around.
3. Contact companies that help people find rental properties. Some will list your property for free. These companies usually contact me.
4. Run an ad on craigslist.org. You can upload photos and describe the qualities of your rental property. The ads are free & I usually get a great response.

I hope you find a tenant soon.

Location, Location, …

One thing I didn’t mention in the letter, but which is perhaps the most important consideration of all in attracting good tenants, is the location of your property. Properties located where people really like to rent are called “opportunity zones” (or “transition zones”).  Just as Baskin-Robbins must offer the flavors of ice cream that the public likes, so you must offer rental properties in the areas of town where people want to live.

Radio Interview on WPBR in Florida – Is now a good time to invest?

I was interviewed by Dick Farrel, of WPBR 1340 am, in Lake Worth, Florida this morning. He asked me if I thought this was a good time to invest in real estate.

I said that even though the economy is as flat as Bill Clinton’s trampoline, now is a time that real estate investors dream of. Interest rates are hitting rock bottom and prices are low and squishy as a sponge. If you have a steady job, good credit, and patience to jump through all the hoops to get a loan, you can take advantage of this rare opportunity.

I don’t have any problem jumping through the hoops since I jump to conlcusions all the time.

The entire interview will run at 6:45 pm eastern time tonight.
